What you see: As the home owner or house buyer. Moisture intrusion is the most contentious issue facing home owners in recent times, affecting sellers and buyers. It can jeopardise property transactions, and can come back to bite you at any time! For this reason, when con- templating buying or selling a residential or commercial building, you should first have it tested for moisture intrusion. NZ Moisture Testing Ltd was established to answer the need for certified, objec- tive assessments of moisture intrusion in buildings. It s a vital piece of evidence to help market a building, especially if it was constructed during the critical period when monolithic cladding and fibre cement sheeting was used widely. And if any problem is detected, it gives the vendor sufficient warning so that remedial or preventive measures can be taken. For buyers a pre-purchase moisture inspection gives peace of mind that they are investing in a sound building that won t lead to costly repairs or health problems. A personal experience in selling a home led Justin Kumar to form NZ Moisture Testing Ltd. A couple of years ago Justin encountered problems selling his home, despite it being immaculately presented and proactively marketed, because of its clad- ding. He invested in a moist- ure report, which gave the home a clean bill of health and led to a successful sale. Justin recalls that, while the report gave the buyer the reassurance he sought, moist- ure inspection was still in its infancy in New Zealand. So he spent eight months researching thermal imaging and moisture meter tech- nology, instigating expert training and sourcing the best equipment available for the launch of the company. Armed with infrared cam- era, thermohydrometer and moisture meter, a tester provides razor sharp images of thermal anomalies in a home -- recording tempera- ture, humidity and moisture readings and detecting ther- mal inefficiencies in a home. This last reading is especially important in older homes which may be sound but poorly insulated. We ve all experienced how cold older NZ homes can be -- not the healthiest environment!
